Notes: There are currently 633 homes on the market in Frederick County, lower this month. (26% lower than last year at this time) This makes roughly a 3 month inventory. Cash deals were 17% of sales. (compared to 7% in a normal market).
*Other notable sales statistics: Sellers got 96% of list price on average, compared to 91% at this same time last year.
Of the 166 homes sold, (33) 20% were Short Sales, (5) less than 3% were foreclosures.
Of the 633 listings in Frederick County, 11% are short sales (70), and 1% are foreclosures (6). Short sales have been far outpacing foreclosures as banks are pushing for short sales, rather than foreclose.
Although Short Sales are 11% of the inventory, they are 20% of the monthly sales. Foreclosures are 1% of the inventory and 3% of the sales.
Incidentally, we’ve had regular calls from people who have been contacted by their lender, asking them to find a short sale specialist. (Most) Banks are not interested in adding more foreclosures to their books.
