Notes: There are currently 615 homes on the market in Frederick County, lower this month. (29% lower than last year at this time) This makes roughly a 3 month inventory. Cash deals were 19% of sales. (compared to 7% in a normal market).
*Other notable sales statistics: Sellers got 94% of list price on average, compared to 89% at this same time last year.
Of the 165 homes sold, (29) 18% were Short Sales, (7) less than 4% were foreclosures.
Of the 615 listings in Frederick County, 12% are short sales (76), and 1% are foreclosures (6). Short sales have been far outpacing foreclosures as banks are pushing for short sales, rather than foreclose.
Incidentally, we’ve had regular calls from people who have been contacted by their lender, asking them to find a short sale specialist. (Most) Banks are not interested in adding more foreclosures to their books.
